If you're PCSing to Fort Sam Houston in 2026, you're about to land in one of the best duty stations in the military. What Is Fort Sam Houston?

Fort Sam Houston is one of three major installations that make up Joint Base San Antonio (JBSA), alongside Lackland AFB and Randolph AFB. Located in the heart of San Antonio, Fort Sam Houston is the oldest of the three and carries a military history stretching back to 1845.

The primary mission at Fort Sam Houston centers on military medical training and readiness. The Medical Education and Training Campus (METC) graduates over 16,500 students per year, making it the largest medical training facility in the Department of Defense. The installation is also home to:

  • U.S. Army North (ARNORTH)
  • U.S. Army South (ARSOUTH)
  • Army Medical Command (MEDCOM)
  • Brooke Army Medical Center (BAMC)
  • Medical Center of Excellence (MEDCoE)
  • 502nd Air Base Wing (installation support for all of JBSA)

Fort Sam Houston supports over 100 mission partners across all branches, and the base itself feels different from most installations — tree-lined streets, historic red-brick buildings, and a real neighborhood vibe that most duty stations just don't have.


2026 BAH Rates for Fort Sam Houston

One of the first things you'll want to know is how much BAH you'll receive. Fort Sam Houston falls under the JBSA BAH zone, and rates for 2026 are solid — especially compared to duty stations on the coasts. Here's a snapshot of the most common pay grades:

The good news? San Antonio's housing market is affordable relative to your BAH. The median home price in San Antonio as of early 2026 sits around $272,000 to $305,000 depending on the area, which means most military families can buy a home here comfortably using a VA loan — often with money left over from their BAH each month.

Best Neighborhoods Near Fort Sam Houston

This is the question I get asked the most: "Where should I live near Fort Sam Houston?" The answer depends on your family size, budget, school preferences, and how long your commute tolerance is. Here's my honest breakdown of the top neighborhoods I recommend to my Fort Sam clients:

Alamo Heights and Terrell Hills

If schools are your top priority, Alamo Heights is hard to beat. The Alamo Heights ISD is one of the highest-rated districts in the San Antonio metro, and the commute to Fort Sam Houston is typically under 10 minutes. Terrell Hills sits right next door with a similar feel — tree-lined streets, established homes, and a strong sense of community. Expect home prices in the $350K–$600K+ range, which works well for O-3 and above or senior NCOs with dual income.

Schertz and Cibolo

Schertz and Cibolo are where a huge number of Fort Sam Houston families end up — and for good reason. The commute is about 15–25 minutes via I-35, the SCUC ISD school district is excellent, and you get significantly more house for your money. Homes here typically range from $250K to $380K, which fits comfortably within E-5 to E-7 BAH. Newer construction, bigger lots, and a strong military community make these towns a top pick. Converse and Live Oak

These areas are closer to Fort Sam Houston, with commutes often under 15 minutes. You'll find older but more affordable homes, typically in the $180K–$280K range. Judson ISD serves most of this area. These neighborhoods are a great fit for junior enlisted families or anyone looking to maximize their BAH savings.

Government Hill

Government Hill is the closest neighborhood to the Fort Sam Houston gates. It's a historic area with character homes and an urban feel. Prices vary widely depending on the condition of the home, but you can find options from $150K to $350K. If you want to walk or bike to work, this is your neighborhood. Just be aware that some homes need significant renovation.

New Braunfels

New Braunfels is about 30–35 minutes northeast of Fort Sam Houston, and it's become increasingly popular with military families who want a small-town Texas feel. Comal ISD is highly rated, and the outdoor lifestyle along the Guadalupe and Comal rivers is a major draw. Homes here range from $280K to $450K+. Schools Near Fort Sam Houston

School quality is one of the biggest factors driving where military families choose to live. Here's a quick overview of the school districts that serve the Fort Sam Houston area:

  • Fort Sam Houston ISD — The on-post school district serves families living on base. Robert G. Cole Middle/High School is rated A by Niche, with an 11:1 student-teacher ratio. Fort Sam Houston Elementary is also A-rated.
  • Alamo Heights ISD — One of the top-rated districts in the region, serving the Alamo Heights and Terrell Hills neighborhoods just minutes from the base.
  • SCUC ISD (Schertz-Cibolo-Universal City) — A fast-growing district with strong ratings and modern facilities, popular with families in Schertz, Cibolo, and Selma.
  • Judson ISD — Covers Converse, Live Oak, and Universal City. Performance varies by campus, so I always recommend researching specific schools within the district.
  • Comal ISD — Serves New Braunfels and surrounding areas. Consistently one of the highest-rated districts in the San Antonio metro.

There are also strong charter options in the area, including Great Hearts Monte Vista and IDEA Public Schools campuses, both of which are A-rated and available to Fort Sam Houston families living off-post.


Healthcare at Fort Sam Houston: BAMC and Beyond

Fort Sam Houston is home to Brooke Army Medical Center (BAMC), the Department of Defense's largest inpatient medical facility. BAMC provides comprehensive healthcare for active duty, retirees, and their families, including specialty care, surgical services, and one of the nation's top burn and trauma centers.

If you're PCSing with family members who have ongoing medical needs, Fort Sam Houston is genuinely one of the best assignments you can get. The medical infrastructure here is world-class, and the EFMP (Exceptional Family Member Program) support is strong.

For routine care, you can use the Fort Sam Houston clinic or find TRICARE-network providers off-post throughout San Antonio. The city has an excellent healthcare ecosystem overall.


Your Fort Sam Houston PCS Checklist

Here's the timeline I walk every client through when they're PCSing to Fort Sam Houston:

6+ Months Out

  • Confirm your report date and duty installation
  • Look up your 2026 BAH rate by rank and dependency status
  • Get VA loan pre-approval if you're planning to buy (I recommend starting this early)
  • Connect with a military relocation Realtor — book a free consult with me here
  • Research neighborhoods and school districts

3–4 Months Out

  • Schedule your HHG (household goods) pickup
  • Arrange TLE (Temporary Lodging Expense) if needed
  • Start your home search or rental search online
  • Set up a virtual house-hunting trip if you can't visit in person

1 Month Out

  • Finalize housing (lease signed or under contract)
  • Enroll kids in school (bring orders, immunization records, transcripts)
  • Set up utilities: CPS Energy handles both electric and gas in San Antonio
  • Update DEERS and get new ID cards if needed

Arrival Week

  • Report to the Fort Sam Houston Welcome Center for in-processing
  • Get your vehicle registered in Texas (you have 30 days)
  • Get a Texas driver's license (military exemption applies but most people switch)
  • Explore your new neighborhood — find the commissary, BX, gyms, and dining spots

Using Your VA Loan at Fort Sam Houston

San Antonio is one of the most VA-friendly housing markets in the country. Sellers here are used to working with VA buyers, and the process is generally smooth. With a VA loan, you can buy a home with zero down payment, no PMI, and competitive interest rates.

Life Near Fort Sam Houston: What to Expect

San Antonio is genuinely one of the best cities in the country for military families. The cost of living is low, there's no state income tax in Texas, and the city has a deep respect for military service. You'll find military discounts everywhere, a huge veteran community, and more restaurants, outdoor activities, and family-friendly events than you can fit into a single assignment.

Fort Sam Houston's central location means you're minutes from downtown San Antonio, the River Walk, the Pearl District, and dozens of parks and trails. The San Antonio Missions (minor league baseball), Spurs games, Six Flags Fiesta Texas, and the Natural Bridge Caverns are all popular with military families.
