When my family and I started looking for our first home, I was in the middle of a deployment. That's when we met Anthony Sharp. From the very beginning, Anthony was flexible, patient, and always willing to work around the challenges that came with my situation. Q1. Do I really need an agent with a VA loan? +

Yes. VA loans have extra rules. A VA-savvy agent keeps the deal on track, and the seller still covers the commission.

Q2. How do virtual showings work? +

We walk through the home on live video, measure rooms, test faucets, and send you the recording plus a cost sheet right after.

Q3. What’s an option period and why pay for it? +

You get 5–10 days to back out for any reason. The fee is small—usually $100–$300—and protects you while the inspection happens.

Q4. How much earnest money is normal here? +

Plan on about 1% of the price (around $3,500 on a $350 K home). For VA buyers, we often negotiate lower cash up front.

Q5. Can I sell and buy at the same time? +

Absolutely. We can:
• Lease your old home for up to 60 days after you sell, or
• Time both closings so you move once and only once.

Q6. I’m overseas—can I sign remotely? +

Yes. Texas allows remote online notarization. With a webcam and a valid U.S. ID, you can close from anywhere in the world.
