1. A Thriving Veteran & Military Community ("Military City USA")

San Antonio isn't just another city with a base – it's "Military City USA." This community lives and breathes military pride.
With Joint Base San Antonio (JBSA) hosting over 80,000 active-duty personnel across Fort Sam Houston, Lackland AFB, and Randolph AFB, the armed forces presence is everywhere. Just as important, the veteran community here is massive.
Bexar County is home to roughly 159,000 veterans, the second-largest veteran population in all of Texas. That means nearly 1 in 10 adults in the area has served our country.
As a veteran myself, I can tell you there's comfort in numbers. You're never far from someone who "gets" your background and values.
Living in San Antonio, you'll find built-in camaraderie. Neighbors swap military stories at weekend BBQs. Local businesses proudly display "Veteran-Owned" signs and offer military discounts.
Every November, the city pulls out all the stops for Veterans Day and the annual "Celebrate America's Military" events. In fact, San Antonio hosts the nation's largest series of events honoring service members and families each year.
The patriotism here isn't just for show – it's part of the city's identity. From VFW halls to base museums, the culture embraces us veterans.
If you're looking for a place where you and your family will immediately plug into a supportive military community, San Antonio delivers in spades.
2. Top-Notch VA Healthcare & Support Services
San Antonio offers world-class healthcare and veteran support that few cities can match. We have the South Texas Veterans Health Care System (STVHCS), anchored by the renowned Audie L. Murphy VA Medical Center.
This isn't a small clinic – it's a major VA hospital with extensive services. The Audie Murphy VA and its network of 15 outpatient clinics care for roughly 100,000 veterans each year, logging nearly 1.8 million outpatient visits annually.
The VA healthcare system here has huge capacity and cutting-edge treatment programs. It was the first VA hospital to be designated a Purple Heart Hospital.
As a veteran patient myself, I've seen how dedicated the staff is. Many are veterans too, and they understand our needs.
It's not just healthcare. Bexar County also goes above and beyond with veteran support services.
The county's Military and Veterans Services (MVS) department has expanded to multiple offices to reach vets across the area. From 2023–2025 alone, the county MVS processed 7,254 VA claims and helped local veterans secure an estimated $50.8 million in benefits they earned.
That's money in veterans' pockets for disability, education, and more. The support doesn't stop at paperwork, either.
Organizations here offer career counseling for transitioning service members, peer support groups, and assistance for military spouses. Bottom line: San Antonio takes care of its veterans.
You'll have an entire network of VA hospitals, clinics, and advocacy offices ready to serve you and your family from day one.
3. Affordable Cost of Living & Housing Market Ideal for VA Buyers
One of the biggest reasons my military clients love San Antonio is how affordable it is to live and buy a home here. After moving from pricier areas, the difference is night and day.
In 2025, San Antonio's overall cost of living sits around 9% lower than the U.S. average. Housing costs are a striking 21% lower than national average.
Your money simply goes further in San Antonio. Everything from groceries to gas is cheaper than elsewhere, but the real game-changer is housing.
Homeownership is within reach for many veterans here, even on enlisted pay. The median home price in the San Antonio area is roughly $310,000 as of 2025.
For context, that's almost half the price of the median home in Austin or many coastal cities. With a VA loan (zero down payment) and your Basic Allowance for Housing (BAH), you can realistically cover the mortgage on a comfortable home in a good neighborhood.
In fact, many military families stationed at JBSA find that their BAH more than covers the monthly payment on a median-priced home. You're essentially living for free while building equity!
San Antonio's housing market also offers great options near the bases. Want a quick commute to Randolph AFB?
Check out suburbs like Schertz and Cibolo – known for top-rated schools, safety, and plenty of new construction homes in the low-$300s. Need to be close to Fort Sam Houston or Lackland?
Areas like Alamo Ranch, Converse, and Universal City are popular with military buyers. You'll find everything from modern starter homes to spacious ranch houses, often on larger lots than you'd get in other cities.
As a Realtor®, I track the JBSA housing market closely, and it remains strong yet buyer-friendly. Inventory is good, prices are steady, and sellers are often eager to work with VA buyers.
The ability to own an affordable home – and maybe even profit when you sell after a few years – makes San Antonio an unbeatable choice for veterans looking to plant roots.

4. Unbeatable Veteran Benefits in Texas (Zero Property Tax & More)
It's not just the local community – the State of Texas offers some of the best benefits in the nation for veterans. If you're a disabled veteran, brace yourself for this major perk.
100% disabled veterans pay no property taxes on their primary residence in Texas. Yes, you read that right.
Thanks to Texas law, a veteran rated 100% VA disabled is completely exempt from all property taxes on their homestead. For many of my clients, that translates into saving $4,000–$6,000 every year just by owning a home here.
Even veterans with lower disability ratings get partial exemptions on their property taxes in Texas. For example, a 70% disabled vet receives a $12,000 reduction in assessed home value for tax purposes.
This benefit is a huge weight off your shoulders, effectively lowering your cost of homeownership for life. But that's not all Texas offers veterans:
No State Income Tax: Texas has zero state income tax, which means your military retirement pay, VA disability compensation, and any civilian income are not taxed at the state level. More money in your pocket each month, plain and simple.
Hazlewood Act – Free College Tuition: Texas's Hazlewood Act provides up to 150 credit hours of free tuition at public colleges and universities for qualifying veterans. This even applies to their spouse or children in many cases. For veterans wanting to finish a degree or help their kids through college, it's an incredible benefit worth tens of thousands of dollars.
Veteran Housing & Loan Programs: On top of VA loans, Texas runs veteran-specific programs like the Texas Veterans Land Board. These offer special low-interest home loans and land loans for vets, with opportunities to buy land with minimal down payment through state programs.
Other Perks: From free driver's license and vehicle registration for disabled vets, to veterans' preference in state hiring, to discounted hunting & fishing licenses – the list goes on. Texas goes the extra mile to show appreciation for our service.
All these benefits add up to real quality-of-life improvements. It's no wonder many publications rank Texas as the #1 state for veterans, especially disabled veterans.
Between the property tax exemption, no income tax, and affordable housing, a 100% disabled veteran can afford a higher standard of living here than almost anywhere else. For retirees on fixed incomes or those starting a new career, that financial freedom is priceless.
5. Strong Economy, Career Opportunities & Veteran-Friendly Lifestyle
Relocating isn't just about benefits and housing – you also want a city where you can build a fulfilling life after the military. San Antonio shines in this department too.
The city boasts a diverse, booming economy that makes it easy for veterans and spouses to find meaningful work. Whether you're continuing federal service or transitioning to the private sector, opportunities abound.
San Antonio is a hub for defense, cybersecurity, healthcare, and aerospace industries. Lackland AFB is home to the 16th Air Force (Air Forces Cyber) and NSA-Texas, spawning a large cybersecurity sector eager to hire veterans with security clearances.
The city also hosts major military contractors at Port San Antonio – think Boeing, Lockheed Martin, and tech startups all looking for the leadership and technical skills veterans offer. Many veteran-friendly employers call San Antonio home.
One shining example is USAA, the financial services company founded by Army officers and headquartered here. USAA has consistently been ranked among the top employers for veterans nationally, offering preference in hiring and a culture that values military experience.
Other big companies like H-E-B, Valero Energy, and Rackspace have veteran hiring initiatives too. The City of San Antonio and Bexar County actively recruit veterans with civil service exam credits and more.
Beyond jobs, San Antonio offers a high quality of life perfect for military families and retirees alike. This is a city rich in culture and recreation.
You can explore the famous River Walk, enjoy the NBA Spurs games, experience Tex-Mex cuisine, and immerse yourself in the region's history. It's a family-friendly city with an abundance of parks, top-notch medical facilities, and a warm climate that lets you enjoy outdoor activities year-round.
Importantly, you'll feel appreciated here. Strangers will thank you for your service.
There are countless military appreciation events, from free days at SeaWorld for veterans to community salutes at school sports games. After living in other places where being a veteran is rare, I found San Antonio's embracing, respectful attitude so refreshing.
It's a place where your military service isn't just tolerated – it's honored as a fundamental part of the community. That makes settling into civilian life much easier.
