TL;DR — The Honest Take on Lackland
Lackland is the southwest piece of Joint Base San Antonio. It's the home of Air Force Basic Military Training (BMT) and a huge security forces and medical mission. The commute is the hardest part of choosing where to live — most of San Antonio's family-friendly housing is on the other side of the city. You'll trade either neighborhood quality for a short drive, or a long drive for a great neighborhood. Most of my clients pick the drive.

Best Neighborhoods Near Lackland AFB
Here's the honest tradeoff: the closer you live to Lackland, the older the housing stock and the rougher some of the surrounding areas. Most of my Lackland clients pick a 20–35 minute commute in exchange for newer construction and better schools.
Short Commute (10–20 min) — Closer to Base
Lackland Terrace / Heritage / Valley Hi (78227, 78242)
- Closest civilian housing to the base.
- Older homes, 1960s–1980s build dates.
- Lower price points ($200K–$300K range).
- Good for single airmen or short-term moves.
Alamo Ranch (78253)
- 20–25 minute commute via Loop 1604.
- Newer construction (2000s–2020s), great for families.
- Strong schools (Northside ISD).
- Walkable retail, lots of HEB grocery options.
- Median price ~$350K–$450K.
Medium Commute (25–35 min) — Family Sweet Spot
Westover Hills / Sea World area (78251)
- 20–30 minute commute.
- Mix of new and resale, good schools.
- Lots of military families already there.
Helotes (78023)
- 30–35 minute drive in light traffic.
- Hill Country feel, larger lots, top-rated schools (Northside ISD).
- Higher price points ($400K–$700K).
Boerne (78006)
- 35–45 min commute.
- Best schools in the metro (Boerne ISD).
- Premium pricing — expect $500K+ for new construction.
- Strong choice for senior NCOs and officers with families.
Longer Commute (35–45+ min) — If You Want Northeast
Some of my Lackland clients still pick the northeast corridor (Cibolo, Schertz, Converse) because the family-friendly infrastructure is better. Expect 35–50 minutes each way. Not a fit for everyone, but doable.
Schools to Know
- Northside ISD — Largest district near Lackland. Strong schools, lots of military family experience.
- Southwest ISD — Direct to Lackland area, smaller district.
- Medina Valley ISD — Castroville area, newer schools.
- Boerne ISD — Top-rated, longer commute.
- Northside ISD's military liaison program is one of the best in Texas — they specifically support PCS transitions.
Commute Reality Check
The Loop 410 and Highway 90 corridors are your main routes. Lackland traffic peaks 6:30–7:30 AM into the base, and 4:00–5:30 PM out. Plan accordingly:
- From Alamo Ranch: 20–25 min normal, 35 min peak.
- From Boerne: 35–45 min normal, 55+ min peak.
- From Helotes: 30 min normal, 40 min peak.
- From Cibolo/Schertz: 40–50 min normal, 60+ min peak.
If your duty section starts before 0700, you can shave 10+ minutes off any of these.
Buying vs. Renting at Lackland
The short version: if you're here 24+ months and have a VA loan, buying almost always wins in this market. San Antonio's appreciation has been steady (3–5% annually), property taxes are real but offset by no state income tax, and your BAH should cover or exceed PITI on most homes in your price band.
When renting makes more sense:
- Orders are less than 18 months.
- You're not sure about the location.
- You're a single airman who values mobility.
When buying makes more sense:
- 24+ month orders.
- Family is along for the move.
- You're using a VA loan (0% down, no PMI).
- You want to either keep the home as a rental at the next PCS or use the equity.

VA Loan Specifics for Lackland Buyers
A few things most agents will not tell you:
- Seller concessions can cover your VA funding fee, prepaids, and even buy down your interest rate — but the agent has to know how to ask. On a new build, I've gotten 4–6% in concessions consistently in 2025–2026.
- VA appraisals are different from conventional. The appraiser has to use VA "Minimum Property Requirements" (MPRs) and you have a small inspection window. If your agent has never handled a Tidewater call, find a new agent.
- New construction VA buyers can often negotiate the builder to cover closing costs in lieu of a price reduction. This is huge in Cibolo, Schertz, and Alamo Ranch right now.
