PCS to Camp Bullis: Complete 2026 Relocation Guide for Military Families

Got orders to Camp Bullis? You're going to the quietest, most spread-out piece of Joint Base San Antonio. Camp Bullis sits up in far northwest San Antonio, which means your housing options look very different from the other three JBSA bases. Most of my Camp Bullis families end up in Stone Oak, Boerne, or Helotes — and the right pick depends entirely on schools, budget, and how much you want a Hill Country feel.

I'm Anthony Sharp — a U.S. Air Force active duty veteran who was stationed at JBSA Randolph. I PCS'd four times during my service, completed two TDYs, and deployed twice. I'm MRP-certified and I work the entire San Antonio metro including the northwest corridor near Camp Bullis. Here's the honest guide.

TL;DR — The Honest Take on Camp Bullis

Camp Bullis is JBSA's training annex — about 28,000 acres of land used for medical field training, security forces qualifications, and ROTC exercises. There's no on-base housing here, so you're commuting from somewhere. The good news: the closest neighborhoods (Stone Oak, Hollywood Park, Shavano Park, Helotes, Boerne) are some of the highest-quality areas in the entire metro. The bad news: they're also among the most expensive.

What You Need to Know About Camp Bullis

  • Location: Far northwest San Antonio, off I-10 and Loop 1604.
  • Mission: Medical field training (METC), security forces qualifications, ROTC training, AFSOC and special operations training, joint training exercises.
  • No on-base housing — Camp Bullis is primarily a training installation.
  • ZIP code: 78257 (training area).

Most Camp Bullis personnel are TDY or short-term, but if you've got 12+ months on the ground, where you live makes a huge difference.

Longer Commute (35–45+ min) — If You Want Northeast

Schools to Know

  • Boerne ISD — Top-rated district near Camp Bullis. Smaller, suburban-to-rural feel.
  • Northside ISD (NISD) — Largest district. Strong, with multiple military-friendly schools near Helotes.
  • North East ISD (NEISD) — Stone Oak, Hollywood Park area. Strong.
  • Comal ISD — Far northwest fringe (parts of 1604 corridor). Top-rated.

Commute Reality Check

Camp Bullis access is via I-10, Camp Bullis Road, and Camp Stanley Road. Field training start times are typically early. Here's the real deal:

  • From Stone Oak: 15–20 min normal, 25 min peak.
  • From Helotes: 20–30 min normal, 35 min peak.
  • From Boerne: 25–35 min normal, 40–45 min peak.
  • From Cibolo: 45–55 min — only consider if a spouse works in northeast SA.

If you're going to be in the field at 0500–0600, factor that in. Stone Oak and Helotes give you the best early-AM commute.

Buying vs. Renting at Camp Bullis

Camp Bullis tours tend to be shorter — TDYs, training rotations, or 1–2 year fills. That changes the buy-vs-rent math:

Buy when:
- 24+ month assignment
- Family with you, planning to put down roots
- VA loan available
- Boerne or Stone Oak schools are a priority

Rent when:
- Tour is 12–18 months
- TDY or training assignment
- Uncertain about neighborhood fit
- You want to test Boerne ISD before committing

Honest take: Camp Bullis-only assignments are often shorter, which means rent makes sense more often here than at the other JBSA bases. If you're at Camp Bullis but cross-assigned to Fort Sam or Lackland, the math shifts back toward buying.

VA Loan Specifics for Camp Bullis Buyers

The northwest corridor is mostly resale homes, established neighborhoods, and pockets of new construction in places like Cibolo Canyons, Trinity Oaks, and parts of Boerne. A few notes:

  1. Resale homes can mean older roofs, HVAC, and inspection issues that VA appraisers flag. A good agent will pre-screen homes for VA MPR compliance.
  2. Stone Oak and Boerne tend to push the upper end of VA loan limits. Talk to your lender about any VA jumbo strategy if you're an O-4+ with family size.
  3. Boerne new construction — there's some, but it's limited compared to the northeast corridor.
