Can You Use a HELOC to Buy Your Next Home or a Rental in San Antonio?

Yes, often. A HELOC lets you borrow against the equity in the home you own and use it as a down payment on your next home or a rental. In Texas, total borrowing on a homestead is generally capped at 80% of its value. The catch is that your house is the collateral, and the rate is usually variable.

What's in the video

  • Equity = what your home is worth today minus what you owe; a HELOC lets you borrow against it.
  • A local bank sets your line from the home's value, up to 80% loan-to-value, and you only pay on what you draw.
  • Two common uses: a down payment on a rental that cash-flows enough to cover both payments, or buying your next home before you sell the current one.
  • Buying first gives you time to move, make repairs and list without a 30-day scramble.

What is a HELOC?

A HELOC is a home equity line of credit. You draw what you need and pay interest only on what you've drawn. Fees, rate and draw rules depend on the lender, so get them in writing. (In the video I mention the county value; most lenders order their own appraisal or valuation.)

Example (an illustration, not a quote): | | Amount | |---|---| | Home value | $350,000 | | 80% of value | $280,000 | | Mortgage balance | $220,000 | | Possible line | about $60,000 |

How do San Antonio owners use a HELOC to buy?

  1. Down payment on a rental. The rent has to cover the new mortgage and the HELOC payment. Run the numbers conservatively.
  2. Buy before you sell. Use the line to buy your next home, then move, fix up and sell the old one without a 30-day scramble. This is common with PCS moves. More in how to buy a home before you sell.
  3. Updates that add value before you list. See sell as-is or make repairs first.

What are the risks?

  • Your home is the collateral. If you miss payments, you can lose it.
  • Rates are usually variable, so your payment can go up.
  • Values move. If local prices slip, you have less equity, a smaller line and less cushion if you sell.
  • Two payments at once if the old house takes a while to sell. Have a plan for that.

My recommendation: before you call a bank, get a real number on what your home would sell for today. That number decides whether a HELOC makes sense.

FAQ

Can I use a HELOC as a down payment on another house? Often, yes. Many lenders allow it, but the new lender counts the HELOC payment in your debt-to-income. Talk to both lenders first.

How much can I borrow with a HELOC in Texas? On a Texas homestead, the total of all loans against the home generally can't be more than 80% of its value (Texas Constitution, Art. XVI, Sec. 50). Each lender also sets its own limits, so confirm with yours.

Is a HELOC better than a cash-out refinance? A HELOC leaves your current mortgage and its rate alone. A cash-out refinance replaces them. If your current rate is low, a HELOC usually keeps more of that advantage.

Can I get a HELOC if my house has a VA loan? Usually, yes. A HELOC can sit behind a VA first mortgage, but it doesn't restore your VA entitlement, so plan your next VA purchase with your lender.

His process starts with the report date and works backward: gate-specific commute planning, live video tours for buyers still at their current duty station, a BAH-to-payment comparison, and a VA timeline that typically closes in 25–35 days.
For new-construction buyers, he registers clients on the first builder visit, compares the builder's preferred-lender incentive against outside VA lenders, and flags MUD and PID taxes on the exact lot. For sellers, he prices from closed comps, days on market and percent under list, and sets the decision date up front.
