Universal City TX: The Hidden Gem Next to Randolph AFB 2026

by Anthony Sharp

Universal City TX near Randolph AFB San Antonio Riverwalk

Universal City, Texas sits right outside the gates of Randolph AFB — and nobody talks about it enough. Most military families I work with start their home search in Schertz or Cibolo, then realize they've been driving right past one of the best-kept secrets in the JBSA corridor. As a USAF veteran who has lived in this area for over six years and helped dozens of families PCS to Randolph, I can tell you Universal City TX is the hidden gem next to Randolph AFB that deserves a serious look in 2026.

Where Is Universal City, TX (and Why Randolph Families Love It)

Universal City sits just northeast of San Antonio and wraps around the main gate of JBSA-Randolph. If you're stationed there, you can literally be home in under five minutes after the duty day ends. That short commute is the #1 reason my Randolph clients fall in love with Universal City — they get more of their day back with family instead of sitting in traffic on I-35.

  • Distance to Randolph AFB main gate: 1–3 miles depending on neighborhood
  • Distance to Fort Sam Houston: ~20 minutes via I-35 / Loop 1604
  • Distance to Lackland AFB: ~35 minutes via Loop 1604
  • Population (2020 Census): 20,691 — steady growth since 2010

Why Universal City TX Is the Hidden Gem Next to Randolph AFB

When buyers ask me to compare the JBSA commuter cities, I give them the same short answer: Schertz and Cibolo get the headlines, but Universal City quietly wins on price per square foot, walkability to base, and small-town feel. Here's what keeps Universal City off the radar — and why that's actually good news for you.

  • Lower entry prices: the median Universal City home sold for around $325,000 in early 2026, below comparable Schertz and Cibolo comps
  • Established neighborhoods: mature trees, bigger lots, real sidewalks — not a sea of identical rooflines
  • Under-the-radar inventory: fewer out-of-town investors means less bidding-war pressure on well-priced homes
  • Shortest commute on JBSA: nothing beats a 5-minute drive to the flight line
  • The Forum shopping center is minutes away, plus quick access to Loop 1604 and I-35

I've walked clients through new-build communities in Cibolo and Schertz all week, and I still tell some of them — especially first-term Randolph families watching their BAH — to go tour Universal City TX before they sign anything. The dollar stretches further here.

Universal City TX Real Estate Market in 2026

The Universal City TX housing market cooled slightly in early 2026, which is great news for buyers. Here's what the numbers look like right now:

  • Median sold price (Feb 2026): ~$325,000
  • Median list price (Jan 2026): ~$354,000
  • Average days on market: ~85 days (up from 67 last year)
  • Year-over-year appreciation: ~1% per Zillow
  • Typical home values (Zillow ZHVI): ~$283,000

Translation: sellers are negotiating. My clients are winning concessions on closing costs, rate buydowns, and minor repairs more easily than they could two years ago. If you're a VA buyer with zero down and solid BAH, this is the kind of market where you can actually move in with money still in the bank.

Schools in Universal City TX: SCUC ISD, Judson ISD & Randolph Field ISD

School boundaries in Universal City can be confusing because three districts serve parts of the city. I always tell my clients: don't assume an address is in the district you want — verify before you write an offer.

  • Schertz-Cibolo-Universal City ISD (SCUC ISD): covers most of the northern and eastern portions. Consistently one of the stronger districts near JBSA. See scucisd.org for boundary maps.
  • Judson ISD: serves the western side of Universal City. Bigger district with a wider range of programs.
  • Randolph Field ISD: on-base only — small, tight-knit, and one of very few districts in Texas whose boundaries match a military installation.

I've had clients target a specific street because they wanted SCUC ISD. Others are perfectly happy with Judson. The JBSA School Liaison Office at Randolph (210-652-5321) is your best free resource for unbiased info before you PCS.

Best Things to Do in Universal City TX for Families

Universal City is small but it punches above its weight for quality of life. Here's what I tell families the first time they drive through:

  • Olympia Hills Golf Course & Conference Center — weekend golf right in the city
  • The Forum at Olympia Parkway — Target, HEB, shopping, and restaurants
  • Northeast Lakeview College — higher education for spouses and dependents
  • Universal City Park & Veterans Park — walking trails and playgrounds
  • 15–20 minutes to Sea World, Six Flags Fiesta Texas, and the San Antonio Riverwalk
  • 30 minutes to New Braunfels for Schlitterbahn, Gruene Hall, and the Comal River

As a P&Z board member in Cibolo, I sit in on regional planning conversations all the time, and Universal City consistently plans for family-focused development — parks, trails, and small-retail growth rather than giant warehouse projects. That matters long-term for resale.

Universal City vs Schertz vs Cibolo: Which Is Right for Your Randolph PCS?

Nine out of ten of my JBSA-Randolph clients end up choosing between these three cities. Here's the gut-check I give them before we ever tour a single home:

  • Pick Universal City if: you want the shortest commute, the best price per square foot, and an established neighborhood with mature trees
  • Pick Schertz if: SCUC ISD is your #1 priority and you want more new construction inventory in the $350K–$500K range
  • Pick Cibolo if: you want the newest master-planned communities, bigger homes for the money, and you're OK with a 15–25 minute commute to Randolph
