If you're a military family PCS'ing to JBSA, a San Antonio buyer looking north for more house, or a VA loan buyer trying to figure out where to put down roots in 2026 — the Schertz/Cibolo corridor is still one of the strongest new construction markets in Texas. I've lived in Cibolo for over six years, I serve on the Planning & Zoning Board, and I get this question almost every week: "Anthony, where would you actually buy new construction right now?"
Here's the short version. Cibolo and Schertz sit roughly 13 miles east of San Antonio along I-35 and FM 1103, with quick access to Randolph AFB, Fort Sam Houston, and Lackland. National builders have been pouring in for the last five years, and 2026 is the year a lot of those master-planned communities are hitting their stride — full amenities open, new phases launching, and builder incentives stacking up to make VA loans pencil out beautifully.
Below are the top five new construction communities in Schertz and Cibolo I'm actively walking clients through this year, what makes each one different, and who I think each community fits best. No fluff, no builder kickbacks — just the honest read from a neighborhood agent who has watched these subdivisions go from cow pastures to closed deals.
1. Homestead — Schertz, TX (The Master-Planned Heavyweight)
Homestead is the gold standard for master-planned living in Schertz right now. Sitting just off I-35 between San Antonio and New Braunfels, this community is built around a resort-style pool with splash pad, a fitness center, hiking trails, pet parks, and an open-air pavilion that hosts community events. It's the kind of place where your kids will actually walk to the pool and your neighbors will know you by name.
Homestead pulls in five award-winning builders: Highland Homes, Century Communities, Coventry Homes, CastleRock Communities, and Perry Homes. Pricing in 2026 is starting in the low $300s and stretching past $600K depending on builder and section. The newest phase has the largest selection of floorplans yet and some genuinely spacious homesites — rare in this corridor.

- Best Fit: Active-duty military, growing families, buyers who want amenities baked in

2. The Crossvine — Schertz, TX (The Trail-Lover's Pick)
The Crossvine is a mixed-use, master-planned community that has been one of my favorite recommendations for buyers who want a true "neighborhood" feel without sacrificing modern finishes. The whole community is woven together by miles of hike and bike trails, with a resort-style pool, an events pavilion, and pocket parks scattered throughout.
The builder lineup is strong: Brightland Homes, Chesmar, David Weekley, Highland Homes, and Scott Felder Homes — all building different styles and sizes so you're not stuck with the cookie-cutter look you see in some other subdivisions. As a P&Z board member here in Cibolo, I see growth plans like this every month, and Crossvine's planning is genuinely thoughtful.

3. Steele Creek — Cibolo, TX (The D.R. Horton Workhorse)
Steele Creek is a D.R. Horton community sitting right off FM 1103 in Cibolo, and the location is the headline. Steele High School is less than a mile away — that's huge for SCUCISD families because Steele is one of the strongest 6A high schools in the metro, and the SCUCISD elementary and middle feeders here are equally solid.
D.R. Horton is offering 8 one- and two-story floor plans with 3 to 5 bedrooms, up to 3.5 baths, and up to 3-car garages. D.R. Horton historically runs aggressive VA buyer incentives — when I'm working with active-duty buyers under a tight PCS timeline, this is one of the first communities I check for quick move-in inventory and rate buydowns.

- Best Fit: First-time VA buyers, families prioritizing schools, PCS buyers needing fast close

4. Venado Crossing — Cibolo, TX (The Big Lot Sweet Spot)
Venado Crossing is where I send buyers who tell me, "I want a new house, but I don't want my neighbor's window staring into mine." The community is built on oversized 60-ft and 65-ft homesites — a noticeable upgrade from the 40-ft lots you see in most Cibolo subdivisions. Pricing in 2026 starts around $409,990 and runs to roughly $544,000, with home sizes between 1,865 and 2,971 square feet.
Venado is being built out by Highland Homes, Beazer Homes, and Legend Homes. It's eight miles from Randolph Brooks and you've got The Forum, EVO Theater, and Schlitterbahn all within easy reach. I closed two homes here last year and both my clients told me the same thing — the lot size made the deal.

Coventry Homes, Brightland Homes, Chesmar, and Gehan Homes are all active here. Coventry is currently covering HOA dues for the first year on qualifying contracts, which is a nice quiet incentive most buyers don't catch on the spec sheet.
Estimated monthly payments at Buffalo Crossing run roughly $1,853 to $2,894 depending on plan. The community sits walking distance to Schlather Park and is genuinely close to Rolling Oaks Mall, The Forum at Olympia Parkway, Santikos, Natural Bridge Wildlife Ranch, and Schlitterbahn New Braunfels. If you commute toward New Braunfels or San Marcos for work, the location is unbeatable.

How I Help My Clients Pick the Right Cibolo or Schertz New Construction Community
Here's what I tell every buyer who calls me about new construction in Cibolo or Schertz — do not walk into a builder's model home alone. Builders' on-site sales agents work for the builder, not for you. When you bring me with you on the first visit, I can negotiate builder incentives (closing cost credits, rate buydowns, free upgrades), make sure your VA loan terms are protected, and represent you through the inspection and walk-through phases. - VA buyer incentives are stacking. Several builders are pairing closing cost credits with 2/1 rate buydowns. With the right structure, my last new construction VA buyer landed in a brand-new house with effectively zero out of pocket.
- Quick move-in inventory is up. Builders pulled forward starts in late 2025, which means there's standing inventory you can close on in 30 days — perfect for PCS timelines.
- Schertz-Cibolo-Universal City ISD is still the moat. Resale values in SCUCISD-zoned communities are holding stronger than non-SCUCISD zip codes. If you can stay inside that district, do it.
