Cibolo Planning & Zoning Recap: October 2025 – Zoning Reviews, Private Street Authorization & Ongoing Development
October 2025 Cibolo P&Z Meeting Recap
The Cibolo Planning & Zoning Commission met on October 8, 2025 (following no regular September meeting) to review several development items. Here is a summary of the key actions taken.
Private Street Authorization
The commission considered a request for private street authorization within a proposed development. I moved to recommend approval, and the motion carried by voice vote. Private streets can be beneficial in certain gated or specialty communities and the commission evaluated the request against UDC standards.
Ongoing Development Reviews
Staff presented updates on multiple active development applications in the pipeline, including subdivisions and commercial projects that had been working through the review process since summer. The commission continued its role in ensuring developments comply with the comprehensive plan and zoning ordinances.
Special Joint Meeting with City Council, EDC & Parks Commission
October also saw a special joint meeting bringing together City Council, the Economic Development Corporation, P&Z Commission, and Parks & Recreation to discuss coordinated planning for Cibolo's future. These cross-board sessions are important for ensuring all city boards share a common vision for growth.
What This Means for Home Buyers & Sellers
The private street authorization and continued development reviews show Cibolo attracting diverse housing products. Joint planning sessions between city boards signal a cohesive approach to growth management, which benefits both buyers seeking well-planned communities and sellers whose property values are supported by thoughtful city planning.
