November 2025 Cibolo P&Z Meeting Recap

The Cibolo Planning & Zoning Commission met on November 12, 2025 with several notable agenda items including a new subdivision plat, a building height request, and commercial development review.

Cibolo Farms Unit 4 Preliminary Plat — Approved

The commission approved the preliminary plat for Cibolo Farms Unit 4, a 20.107-acre subdivision located south of Green Valley Road. This expanding subdivision continues to add residential lots to meet demand in one of Cibolo's growing areas.

Building Height Increase Request

The commission considered a request to increase maximum building heights for a proposed development. This type of request requires careful evaluation against the UDC standards and surrounding land uses to ensure compatibility with the neighborhood character.

Old Wiederstein Commercial Subdivision

Staff presented on a proposed commercial subdivision along Old Wiederstein Road. Public comments and staff presentations were heard regarding the project's compatibility with surrounding land uses and the comprehensive plan.

What This Means for Home Buyers & Sellers

Cibolo Farms continues to expand, providing new housing inventory for buyers. The building height discussions and commercial development near Old Wiederstein signal increasing urban development in Cibolo's core areas, which typically supports rising property values for existing homeowners.
