May 2025 Cibolo P&Z Meeting Recap

As a member of the Cibolo Planning & Zoning Commission, I attended the May 14, 2025 regular meeting where we tackled several important land-use items shaping the future of our city. Here is a summary of the key agenda items and what they mean for Cibolo residents and home buyers.

Schlather Ranch Preliminary Plat — Recommended Denial

The commission reviewed the preliminary plat for the Schlather Ranch subdivision and voted to recommend denial. Concerns centered on infrastructure readiness and alignment with the city's comprehensive plan. This decision signals that the commission is committed to responsible growth that protects existing neighborhoods.

Turning Stone Unit C-10 Replat — Approved 4-1

Commissioners voted 4-1 to approve the replat of Turning Stone Unit C-10, a 2.247-acre commercial property. This replat allows for updated lot configurations to support commercial development along a key corridor in Cibolo.

Erns Ranch Land Study & Preliminary Plat

We reviewed the Erns Ranch land study which proposes approximately 8,497 linear feet of new roadway including streets named Erns Ranch, Sylvia Vista, and Elizabeth Garden. Two acres were called out to preserve an existing home with cross-access easement. This large-scale subdivision will bring significant new housing to the area.

Capital Improvements Advisory Committee (CIAC) Appointment

The commission appointed a P&Z member to serve on the Capital Improvements Advisory Committee for a three-year term. This committee plays a vital role in guiding how the city invests in infrastructure like roads, water, and sewer systems.

Joint Workshop — May 28, 2025

A joint workshop with City Council, P&Z Commission, and Board of Adjustment was held on May 28 to discuss the Unified Development Code (UDC) update and comprehensive plan implementation. This collaborative session ensures all city boards are aligned on Cibolo's growth strategy.
