The Cibolo Planning & Zoning Commission met on June 11, 2025 for a packed agenda that included a major city-initiated rezoning, a plat denial, and an important procedural update. Here is what happened and what it means for Cibolo real estate.
263-Acre IH-10 Corridor Rezoning — Recommended Approval
The biggest item of the night was a city-initiated rezoning of approximately 263 acres along Interstate 10 from Mixed-Use Regional Employment (MURE) to Light Industrial (I-1). This change covers 15 separately owned parcels and aligns zoning with the city's comprehensive plan and Strategic Economic Development Plan. Commissioners noted that concentrating industrial uses along the IH-10 corridor protects residential neighborhoods while supporting job growth. The recommendation was forwarded to City Council, which later approved it under Ordinance 1497.
Grace Valley Ranch Phase 3B Final Plat — Denied
The commission denied the recommendation for the Grace Valley Ranch Phase 3B final plat due to an incomplete submittal. This action reinforces the commission's stance that all required documentation must be provided before plats can move forward, protecting the integrity of the review process.
Subdivision Plat Shot Clock Presentation
City staff presented on the shot clock provisions under Chapter 212 of the Texas Local Government Code. This state law sets deadlines for how quickly municipalities must act on plat applications. Staff clarified that plats will only be considered officially filed once all required materials are complete, which starts the 30-day review clock. This is an important procedural safeguard for orderly development.
Venado Crossing Unit 6 Final Plat
The consent agenda included approval of the final plat for Venado Crossing Unit 6, adding new residential lots to this growing Cibolo subdivision.
What This Means for Home Buyers & Sellers
The IH-10 rezoning is one of the most significant land-use decisions in recent Cibolo history. By directing industrial development to the highway corridor, the city is protecting residential property values while creating future employment centers. New subdivisions like Venado Crossing continue to add inventory for buyers looking in Cibolo.
