July 2025 Cibolo P&Z Meeting Recap

The Cibolo Planning & Zoning Commission held its regular meeting on July 9, 2025, plus a special meeting on July 30, 2025 to address additional development items. Here is a recap of what was discussed and decided.

Regular Meeting — July 9, 2025

The regular meeting covered routine plat reviews and subdivision business. Commissioners reviewed and approved consent agenda items including meeting minutes. Staff presented updates on ongoing development applications in the pipeline.

Special Meeting — July 30, 2025

A special P&Z meeting was called for July 30 to address time-sensitive plat and development items. The special meeting was necessary to keep development applications on schedule under the state's shot clock provisions, which require municipalities to act within set deadlines on submitted plats.

Comprehensive Plan & UDC Update Progress

Staff continued work on the Unified Development Code (UDC) update process. The consultants who visited in March had gathered feedback from HOA representatives, business owners, developers, and building professionals. This ongoing process will shape Cibolo's zoning rules for years to come.

What This Means for Home Buyers & Sellers

July's meetings focused on keeping Cibolo's development pipeline moving efficiently. The special meeting format shows the city's commitment to meeting state-mandated timelines for plat approvals, which helps keep new housing inventory on track for buyers. Sellers benefit from the continued investment in Cibolo's planning infrastructure, which supports long-term property values.
