The Cibolo Planning & Zoning Commission met on August 13, 2025 with a busy agenda that included a major rezoning public hearing along the IH-10 corridor and continued subdivision plat work. Here is what happened and what it means for Cibolo real estate.
IH-10 Rezoning: C-4 to Light Industrial — Recommended Approval
The commission held a public hearing on a request to rezone three parcels totaling 29.35 acres at 13042 IH-10 West from General Commercial (C-4) to Light Industrial (I-1). The parcels sit between Bolton Road and Interstate 10. While the rezoning does not align with the Future Land Use Map (FLUM), staff noted it is consistent with the city's Strategic Economic Development Plan, which identifies the IH-10 corridor for economic growth. Commissioner Terry Hines moved to recommend approval, and I seconded the motion. The commission voted unanimously in favor, forwarding the recommendation to City Council. The ordinance was later approved under Ordinance 1509 on September 9, 2025.
Steel Creek Unit 4A Final Plat — Approved
The commission approved the final plat for Steel Creek Unit 4A, which includes 59 residential lots with typical lot sizes of 60x120 feet plus three open space lots. The amended Steel Creek land study covers 396.55 acres with a total of 919 residential lots. This subdivision includes public trail construction and roads aligned with the city's master thoroughfare plan.
What This Means for Home Buyers & Sellers
The continued rezoning along IH-10 creates a clear industrial corridor that separates commercial and industrial uses from residential neighborhoods — a positive for home values. Steel Creek continues to be one of Cibolo's largest active subdivisions, and Unit 4A adds 59 new lots for future home construction.
