VA Loan FAQ for JBSA Military Buyers: Everything You Need to Know in 2026

by Anthony Sharp

What Is a VA Loan and Who Qualifies?

A VA loan is a mortgage backed by the U.S. Department of Veterans Affairs. It's available to active duty service members, veterans, and eligible surviving spouses. If you're stationed at any JBSA installation (Randolph, Fort Sam Houston, or Lackland), you almost certainly qualify. VA loans offer some of the best terms available anywhere: no down payment, no PMI, and competitive interest rates.

Do I Need a Down Payment to Buy a Home Near JBSA?

No. One of the biggest advantages of a VA loan is the zero down payment requirement. You can finance 100% of the home's purchase price. For military families PCSing to San Antonio, this means you can get into a home in Schertz, Cibolo, or surrounding areas without needing thousands of dollars saved for a down payment.

What Is the VA Funding Fee and Can I Avoid It?

The VA funding fee is a one-time charge that helps fund the VA loan program. For first-time VA loan users, it's typically 2.15% of the loan amount. However, if you have any VA disability rating (even 10%), you are completely exempt from the funding fee. On a $300,000 home, that's a savings of $6,450. This is one of the most valuable benefits available to disabled veterans.

Do Sellers in San Antonio Accept VA Loan Offers?

Yes. San Antonio is one of the most VA-friendly real estate markets in the country. Because of the large military presence at JBSA, sellers and their agents are very familiar with VA loans. Military buyers are seen as reliable and well-qualified. In my experience, VA offers are accepted just as readily as conventional ones here.

How Long Does It Take to Close on a VA Loan?

A typical VA loan closing takes 30-45 days from accepted offer to keys in hand. The process includes a VA appraisal (which ensures the home meets minimum property requirements), a home inspection, and standard underwriting. I coordinate closely with your lender throughout the process to keep everything on track.

Can I Use a VA Loan to Buy a Home I'll Eventually Rent Out?

VA loans require that you intend to occupy the home as your primary residence. However, many military families buy a home during their assignment and then convert it to a rental property when they PCS to their next duty station. This is completely allowed under VA loan guidelines and is a popular wealth-building strategy among military families in San Antonio.

What Are the Current BAH Rates for JBSA in 2026?

BAH rates for San Antonio vary by rank and dependency status. For 2026, an E-5 with dependents receives approximately $1,935/month, an E-7 with dependents gets around $2,100/month, and an O-3 with dependents receives about $2,187/month. These rates provide strong purchasing power in the San Antonio market, where median home prices remain well below the national average.

Should I Get Pre-Approved Before House Hunting?

Absolutely. Getting pre-approved before you start looking at homes gives you a clear picture of your budget and makes your offer much stronger when you find the right home. I recommend connecting with a VA-experienced lender as soon as you receive your PCS orders. I work with several lenders who specialize in VA loans and can get you pre-approved quickly.

Can I Buy a Home Before I Arrive at JBSA?

Yes. Many of my clients start the home search remotely. I do video walk-throughs, provide detailed neighborhood information, and handle everything on the ground while you're still at your current duty station. We can write offers, complete inspections, and even close before you arrive in San Antonio.
