Best Areas for Randolph AFB PCS Families

Most families PCSing to Randolph AFB settle on the northeast side of San Antonio. The cities of Schertz, Cibolo, Universal City, Converse, and Live Oak are where the majority of Randolph families land, and for good reason.

Schertz

  • Commute: Short. Typically 10-15 minutes to Randolph depending on gate and time of day.
  • Price range: Mid-range. Many homes fall in the low-to-mid $300Ks.
  • Vibe: Established, military-friendly suburb with great parks, youth sports, and solid schools. Feels like a real community, not just a bedroom suburb.

Cibolo

  • Commute: Short. Similar 10-15 minute range to Randolph.
  • Price range: Mid-range. Newer builds often in the low-to-mid $300Ks.
  • Vibe: Newer subdivisions and master-planned communities. Expect HOAs, community pools, walking trails, and newer schools. More of a "fresh suburban" feel.

Universal City / Converse / Live Oak

  • Commute: Short to medium. Often 5-15 minutes depending on which gate you use.
  • Price range: Entry-level to mid-range. Many homes in the mid $200Ks to low $300Ks.
  • Vibe: Closer to base with a mix of older and newer homes. More affordable entry points but housing condition varies more block to block.

Common Regrets - Randolph

  • Underestimating FM 1518 and I-35 traffic, especially during school drop-off and rush hour.
  • Choosing too far north or west and turning a 15-minute commute into 35+ minutes.
  • Focusing only on house size and square footage without researching schools or gate access.

Best Areas for Lackland AFB PCS Families

Lackland sits on the southwest side of San Antonio. Many military families end up in west and northwest San Antonio rather than directly south of the base, mainly for schools and newer housing.

Westover Hills / Westpointe Area

  • Commute: Short to medium. Roughly 10-15 minutes to Lackland via Hwy 151.
  • Price range: Mid-range to higher. Many homes in the low-to-mid $300Ks.
  • Vibe: Newer suburban communities with good shopping, newer schools, and easy access to SeaWorld-area amenities. Popular with Lackland families who want something that feels modern.

Alamo Ranch / Northwest San Antonio

  • Commute: Medium. Usually 15-25 minutes depending on 151 and 1604 traffic.
  • Price range: Mid-range to higher. Homes often in the mid $300Ks and up.
  • Vibe: Large master-planned suburb with bigger homes, pools, parks, and tons of retail. Strong family feel. One of the most popular areas for military families at Lackland who want space.

Valley Hi / Heritage / Great Northwest

  • Commute: Short. Often 5-20 minutes to Lackland.
  • Price range: Entry-level to mid-range. More affordable options and easier to find rentals.
  • Vibe: Older, more established neighborhoods. Housing stock is mixed in age and condition. Good for budget-conscious families who want to be close to base.

Common Regrets - Lackland

  • Buying too far northwest and dealing with brutal 1604/151 interchange traffic daily.
  • Not realizing how quickly Highway 90 backs up during commute hours.
  • Assuming any address labeled "San Antonio" means a reasonable commute to Lackland.

Best Areas for Fort Sam Houston PCS Families

Fort Sam Houston is more centrally located, near downtown San Antonio. Families here often split between living close-in for a short commute or heading to the northeast suburbs for more space and newer homes.

Alamo Heights / Terrell Hills / Olmos Park

  • Commute: Short. Often 10-15 minutes to the gate.
  • Price range: Higher. Older homes with higher price per square foot. Expect to pay more for less space.
  • Vibe: Established, walkable, tree-lined neighborhoods with strong schools and local shops. Homes are often 1940s-1980s era, full of character but may need more maintenance.

Oak Park-Northwood / Mahncke Park / Northeast Inner Loop

  • Commute: Short to medium. Usually 15-20 minutes.
  • Price range: Mid-range. Mid-century homes with big lots and mature trees.
  • Vibe: More "in the city" feel while still being family-friendly. Good for families who want character, convenience, and proximity to downtown without the premium of Alamo Heights.

Schertz / Cibolo / NE Suburbs

  • Commute: Longer. Often 25-35 minutes depending on I-35 and 410 traffic.
  • Price range: Mid-range. Newer homes with more space for the money.
  • Vibe: Suburban, family-friendly, and popular with families who have a spouse at Randolph or want newer construction. The trade-off is a longer daily drive to Fort Sam.

Common Regrets - Fort Sam Houston

  • Underestimating I-35 and Loop 410 traffic, especially during morning rush.
  • Paying top dollar for a charming older home without budgeting for AC, plumbing, or roof repairs.
  • Choosing too far northeast when working hospital shifts at BAMC and dealing with an exhausting commute after long days.

Best Areas for Camp Bullis PCS Families

Camp Bullis is on the far north side of San Antonio. Families here tend to look at north and northwest San Antonio, and some go as far as Boerne or Fair Oaks Ranch for a more hill-country lifestyle.

Stone Oak

  • Commute: Medium. Often 20-30 minutes depending on the gate and 1604 traffic.
  • Price range: Mid-range to higher. Gated communities, newer builds, and strong schools.
  • Vibe: Upper-middle suburban with HOAs, pools, shopping centers, and restaurants. Popular with families who want a polished suburban lifestyle with good amenities.

Helotes / Northwest Inside Loop 1604

  • Commute: Medium. Usually 20-30 minutes via 1604 or I-10.
  • Price range: Mid-range with some entry-level pockets.
  • Vibe: Mix of established and newer neighborhoods with a slightly more hill-country feel. Good for families who want more land and a quieter pace without going fully rural.

Boerne / Fair Oaks Ranch

  • Commute: Longer. Often 25-35+ minutes on a good day.

  • Vibe: Hill-country small-town living with excellent schools and a tight-knit community. Beautiful area, but the daily commute is real and adds up.

Common Regrets - Camp Bullis

  • Not realizing how congested 1604 and I-10 get during rush hour.
  • Underestimating how far Boerne and Fair Oaks Ranch really feel on a daily commute, especially after long training days.
  • Picking a neighborhood based on social media recommendations without checking actual gate access and back-road routes.

Common Regrets Across All JBSA Bases
