You're not using a VA construction loan (those exist, but almost nobody does them). You're using a standard VA purchase loan on a builder's inventory or spec home, or on a to-be-built home the builder finances during construction and you close on when it's done.
What that gets you:
- $0 down on the full purchase price
- No PMI, which saves real money every month versus FHA or low-down conventional
- VA appraisal protections, including required builder warranties on new builds
- Closing cost help, because most builders pay thousands toward your closing costs when you use their preferred lender
One thing I'll say plainly: compare that preferred lender's rate against an outside VA lender before you commit. Sometimes the incentive math wins, sometimes it doesn't. Talk to your lender and run both numbers.
The thing nobody tells you at the model home
The sales rep in the model home is great at their job. Their job is working for the builder.
Unrepresented buyers routinely leave money on the table: incentives that weren't offered because nobody asked, design-center pricing with huge margins, contract terms written entirely in the builder's favor, and inspection steps skipped because "it's new, it's fine." New builds have construction defects too. I bring an independent inspector to every one.
My representation costs you nothing as the buyer. The builder pays it, and the price doesn't change if you show up without an agent. You just lose the person negotiating for your side.

- Foxbrook (Scott Felder) — from the mid $510s.

PCSing to Randolph? Timeline matters
Cibolo sits about 10–15 minutes from JBSA-Randolph, which is why so many of my buyers land here. New construction adds a wrinkle: build timelines. If your report date is 60 days out, we're shopping inventory homes that are finished or nearly finished. If you've got 6+ months of runway, to-be-built opens up and you pick the lot and finishes.
I do video walk-throughs for buyers who can't fly in, and I've closed buyers who never set foot in Texas until move-in week. That's normal in this niche, not a special favor.
What this costs you
Nothing. Builder pays my commission, VA caps what you can be charged in fees, and most builder incentives stack on top. The most expensive way to buy new construction in Cibolo is walking into the model home alone.

Yes, every time. I order independent inspections at pre-drywall and pre-closing. New homes have defects; the difference is catching them while the builder still has to fix them.
How close is Cibolo to Randolph AFB?
