New Construction Near Lackland AFB with a VA Loan

I'm going to lead with the disclosure most agents would bury: I live on the Randolph side of San Antonio, not the Lackland side. I work Lackland buyers constantly anyway, and here is exactly how that works and why it's fine.

Here's the honest version. My house is in Cibolo and my Planning & Zoning seat is in Cibolo. Ask me what's being platted behind a specific lot there and I know without looking it up. I can't say that about the far southwest side, and I won't pretend otherwise.

What I can say is this: the VA loan process, the builder contract, the incentive negotiation, the inspection schedule, and the PCS timeline do not change from one side of this metro to the other. That expertise travels. Neighborhood-level ground truth doesn't travel automatically, so on the Lackland side I earn it deliberately — I drive the communities before I show them, I drive your commute at your report time, and when I hit something I genuinely don't know, I say so and go find out. Nobody gets a guess dressed up as an answer.

Lackland's geography is genuinely different

JBSA-Lackland sits on the southwest side of San Antonio, which puts it in a different housing market from Randolph and Fort Sam in ways that matter.

Most JBSA housing content is written about the northeast suburbs — Cibolo, Schertz, Converse — because that's where Randolph is. Almost none of it applies to you. Cibolo to Lackland is crossing the entire metro, and no amount of good schools makes that a reasonable daily commute.

Your practical universe is the west and southwest: the 78245 and 78252 corridors, the far-west 78253 area, and the Von Ormy and Medina corridor to the south. Four distinct submarkets, and the price spread between them is wide.

Where the new construction is

Starting prices from NewHomeSource as of September 2026. They move monthly. Treat them as a floor, not a quote — lot premiums and finishes are what actually set your number.

Southwest — 78252

Closest of the groups to the installation. Small inventory, decent value.

Which gate do you actually use?

This separates people who like their house from people who regret it, and it gets asked almost never.

Lackland is large and has multiple gates serving different parts of the installation. A house that's twenty minutes from one gate can be thirty-five from the one you're assigned near, because the route around the installation is not short. Before I show you anything I want to know which gate your unit sits behind and what time you badge in. Then we sort communities against that, not against a generic "distance to Lackland" a website generated from a map centroid.

Same for tech school students and instructors on shifted schedules — your traffic is different from day-shift traffic, sometimes dramatically better. That can open up communities that look unreasonable on paper. Check your gate's current hours and POV access with your unit or the installation directly — those change, and I'd rather you have it from the source.

How the VA loan works on a new build

Mechanically identical across the whole metro. You're using a standard VA purchase loan — on a builder's finished inventory home, or on a to-be-built home the builder finances during construction and you close on at completion. Not a VA construction loan. Those exist. Almost nobody closes one.

What you get: $0 down on the full price, no monthly mortgage insurance, VA appraisal and warranty protections, and in most of these communities several thousand dollars in builder-paid closing costs if you finance with their preferred lender.

On that incentive — run it both ways. The closing cost money is real and so is the rate behind it. Sometimes the incentive wins, sometimes an outside VA lender beats it over the years you'll actually hold the loan. Get both quotes in writing on the same day and compare total cost. Talk to your lender. I don't quote rates and no agent should.

One southwest-side specific: several of these communities carry district assessments on top of the city and school tax rate, and it varies by phase, not just by community. That lands in your monthly payment. Get the complete rate breakdown in writing before you go under contract.

What you're buying when you bring me instead of walking in alone

The model home sales rep is good at their job. Their job is the builder's side of the table. That's not a character flaw, it's an employment contract.

The four things unrepresented buyers give up, in the order I see them:

  1. Incentives that existed but were never mentioned, because nobody asked.
  2. Design center pricing taken at list, unchallenged.
  3. Contract terms — delay language, earnest money, escalation clauses — signed as "standard" when they're negotiable.
  4. Inspections skipped because the house is brand new.

Number four costs the most. I put an independent inspector on every new build, at pre-drywall and again before closing. I have not yet seen a clean first report. The point is catching it while the builder still has a contractual obligation to fix it, not two years later at your expense.

My representation costs you nothing. The builder pays it out of a budget that's already in the price of the home, and that price does not go down if you show up alone. All you lose is the person negotiating for your side.

Buying Lackland from wherever you are now

Most of my PCS buyers never come to Texas before move-in week. Video walk-throughs of the lot, honest footage of the actual commute, digital documents, remote closing. Standard process in this niche.

Under 60 days to your report date, we shop finished inventory only. Sixty days to six months, it depends on what's standing. Past six months, to-be-built opens up and you get lot choice.

You live on the northeast side. Why should I use you for a Lackland purchase? Fair question, and I say it before you have to ask it. The VA loan process, builder negotiation, contract review, and PCS timing are the same across the metro and that's the expertise you're hiring. On neighborhood-level detail on the west side I do the legwork rather than guess: I drive the communities before I show them, I drive your commute at your report time, and when I don't know something I say so and go find out.

Does the Lackland gate I use change which neighborhoods make sense? Yes, significantly. Lackland is large and the route around the installation is not short, so a community that's convenient to one gate can be much worse to another. Sort communities against the gate your unit actually sits behind.

Do I need an agent to buy a new construction home? The on-site sales rep is employed by the builder. Independent buyer representation costs the buyer nothing on a new build and typically pays for itself in negotiated incentives, contract review, and inspections. The base price does not drop if you go in unrepresented.

Should I get a new home inspected? Yes, at pre-drywall and again before closing, by an inspector you hired. New homes have defects; the builder's obligation to fix them is strongest before you close.
