New Construction Near Fort Sam Houston with a VA Loan

Start with the honest part: there is no new-construction subdivision at Fort Sam's gate. The post sits in the middle of an old city. Every new home near Fort Sam is a commute decision, and this page is about picking that commute on purpose.

Fort Sam Houston is different from Randolph and Lackland in one structural way: it's landlocked. It sits inside San Antonio proper, surrounded by neighborhoods that were built out decades before any of us got here. That's not a problem — those neighborhoods include some of the best resale value in the city, and a VA loan buys them fine. But if you specifically want a house nobody has lived in, you're driving in from the edge of the metro, and you should know which edge before you start looking.

There are two edges that make sense for Fort Sam. Northeast, along the I-35 and FM 78 corridor. And northwest, out past 1604. They are completely different housing markets and they attract different buyers for different reasons.

A note for BAMC and medical PCS families

A large share of the people reading this are reporting to Brooke Army Medical Center or one of the medical training programs at the Medical Education and Training Campus. That changes the housing math in ways I don't have to explain to you but that most agents miss entirely.

Shift work is the big one. If you're rotating through nights, a 25-minute commute at 0600 and a 45-minute commute at 1700 are not the same commute, and a house that's fine for a day-shift spouse can be miserable for a night-shift one. When you tell me your schedule, I'll route you to the side of town where your actual drive is the one that's clean.

Course length is the second. Some pipelines at Fort Sam are short. If you're here for a program measured in months rather than years, buying may not be the move at all, and I'll say so on a fifteen-minute call rather than sell you a house you'll unload at a loss in eleven months. That costs me a commission sometimes. I'd rather have the referral at your next duty station.

Where the new homes actually are

Central San Antonio traffic is genuinely worse than the northeast suburbs make it look, and 410 and I-35 through downtown are their own tax. I don't post drive times I haven't driven — we'll run your route at your actual report time before you commit to anything. The areas below are listed roughly closest-in to farthest-out.

Converse — the practical answer for most Fort Sam buyers

Converse is the closest place with real new-construction volume, and for a Fort Sam assignment it's usually where the math lands. As of September 2026, NewHomeSource shows more than twenty active communities with Converse addresses, including:

For a junior enlisted family or a first-time VA buyer, that entry pricing does something no other corner of this metro does: it puts a brand-new house inside BAH with nothing down. That's the honest appeal, and it's why I send so many Fort Sam buyers there first.

The honest counterweight: Converse has grown fast, some of those communities are large and still under construction, and "quiet street" today can mean "construction traffic for three more years" tomorrow. Ask me which phases are finished and which are still selling dirt. That answer changes what your first two years feel like.

Selma, Live Oak, and Universal City — close-ish, but thin

All three sit along the I-35 corridor northeast of the post. All three are largely built out.

As of September 2026, NewHomeSource shows no active communities with a Selma address, one with a Live Oak address (Skybrooke by View Homes, from $398,990), and one in Universal City (Cibolo Crossing by Beazer Homes, from $489,231).

That's it. If one of those three cities is where you want to be — and there are good reasons to want it, mostly proximity to the 1604 retail corridor and a shorter drive than Cibolo — we're mostly shopping resale, and your VA loan works there without any of the new-construction complications.

Schertz and Cibolo — more drive, more community

Further out on the same corridor, Schertz and Cibolo carry the deepest new-construction inventory in the northeast quadrant. Schertz has fifteen-plus active communities from Starlight's Saddlebrook Ranch at $259,990 up to Perry's Windborne 100' at $685,900. Cibolo has a dozen, from Lennar's Grace Valley in the mid $270s to Chesmar's Mesa Western near $600K.

For a Fort Sam commute these are the long end — call it 25 to 40 minutes depending on where and when. Families choose them anyway, usually for the schools, the newer amenities, or because one spouse works at Randolph and splitting the difference makes sense. The northwest option

There is also new construction on the far northwest side of San Antonio, out past Loop 1604 — a longer, cross-city drive to the post, and worth covering on a call if a west-side job or a dual-military spouse puts it in play for you.

How the VA loan works on a new build here

Same everywhere in this metro. You're using a standard VA purchase loan on a builder's finished inventory home, or a to-be-built home the builder finances during construction with you closing at completion. Not a VA construction loan — those exist, and almost nobody closes one.

$0 down on the full purchase price, no monthly mortgage insurance, VA appraisal and warranty protections, and in most communities several thousand in builder-paid closing costs tied to their preferred lender.

Two cautions I give every buyer. First, compare the builder's in-house lender against an outside VA lender on total cost, not on the size of the incentive. Talk to your lender and run both. Second, in the fast-growing communities on the east side especially, ask for the complete tax rate including any district assessments for the specific phase. That number goes into your payment and it varies more than people expect.

And the one that matters most: get the house inspected. Independently, at pre-drywall and again before closing. I have never seen a clean first report on a new build. The builder's own quality walk is not a substitute for someone you hired.

The builder's sales rep is good at their job and their job is the builder's side of the table. My representation costs you nothing — the builder pays it, and the price does not drop if you walk in without me.

I'm PCSing to BAMC. Should I buy or rent? It depends on how long your assignment or training program runs. Short pipelines often don't justify the transaction costs of buying and selling. That's a fifteen-minute conversation, and it's worth having before you start touring.

How long is the commute from Cibolo or Schertz to Fort Sam? Longer than to Randolph — roughly 25 to 40 minutes off-peak depending on the community and the route. Drive it at your actual report time before committing.

Do builders near Fort Sam accept VA loans? Yes. Lennar, KB Home, LGI Homes, Centex, M/I Homes, DRB Homes, Meritage, Legend Homes, Davidson Homes, Perry Homes, Highland Homes, Beazer, and Chesmar all have active communities in the Fort Sam commute radius and accept VA financing.

Should I inspect a brand-new home? Yes. Independent inspections at pre-drywall and before closing catch defects while the builder is still contractually obligated to fix them. The builder's internal quality walk is not the same thing.
