Neighborhood #1: Schertz and Cibolo – Your Closest Play
If you're stationed at Randolph Air Force Base, this is your sweet spot. You are literally 10 minutes from Randolph's main gate.
Fort Sam Houston? About 20 to 30 minutes down I-35.
But here's what makes this area special: it was basically built for the military. VA loans are everywhere here. The builders know them, the sellers expect them, and the appraisals come in.
Home Prices and BAH Math:
Homes in Schertz and Cibolo run between $300,000 and $425,000. You're looking at 3 to 4 bedrooms, 1,800 to 2,400 square feet.

Who This Area is For:
If you're a senior NCO, warrant officer, or junior officer looking for something upscale, this is your zone. Stone Oak has been rising in popularity as one of San Antonio's most desirable areas.
Home Prices:
Homes range from $400,000 up to $700,000. We're looking at 2,200 to 3,500+ square feet, 3 to 5 bedrooms.
Here's the play with your VA loan: target homes in the $450,000 to $550,000 range to stay close to BAH. That gets you a beautiful 2,800 square foot home with mature trees, resort-style amenities, and top-tier schools.
A $500,000 home, VA loan, zero down? You're at about $3,200 a month with taxes and insurance, no PMI.
If you're dual military or one spouse has civilian income, this is very doable. You're building equity in an area that holds value incredibly well.
What You Get:
Stone Oak has everything: HEB, Costco, the Shops at La Cantera (one of the best outdoor malls in Texas). Restaurants, entertainment, gyms, and some of the best schools in San Antonio.
If you're planning to be here for more than one tour or thinking about retiring in San Antonio, Stone Oak is a very strong long-term hold.
Canyon Springs is an excellent community here with homes from $450,000 to $600,000. Golf course, multiple pools, parks. The resale market is very strong.
When you PCS out in three to four years, you can sell and likely make money, or rent it out. Stone Oak rentals stay occupied because of the schools and location.
Neighborhood #3: Bay Ridge in Selma and Live Oak – New Construction
This is northeast San Antonio, right between Fort Sam and Randolph. If you want brand new construction with a military-friendly commute to either base, this is it.
Perfect Location:
You're 15 minutes from Fort Sam, 12 minutes from Randolph. Being centrally located between both bases makes this incredibly convenient.
Unlike Cibolo, you're getting newer communities with all the latest finishes and floor plans. This is the sweet spot for first-time homebuyers who want something move-in ready.
Builders and Prices:
Homes run between $350,000 and $475,000. We're talking 1,900 to 2,800 square feet, 3 to 5 bedrooms.
Builders like Pulte, Lennar, and Dr. Horton are all here. These builders do VA loans all the time—they're familiar with the process, timeline, and what VA appraisers look for.
For a $400,000 home, new construction, VA loan, zero down, no PMI? You're looking at about $2,600 a month including taxes and insurance.
But you're getting brand new everything: new roof, new AC, new appliances. No maintenance surprises for at least 5 years. That matters when you're deployed.
Peace of Mind Warranties:
When you're military, peace of mind matters. New construction comes with warranties that stick with the home:
- 1-year craftsmanship warranty (doorknobs, cabinets, etc.)
- 2-year major mechanical warranty (plumbing, electrical, HVAC)
- 10-year structural warranty (foundation)
Bay Ridge by Pulte is worth highlighting. It's right off Topper Wine Road in Live Oak. Homes are in the high $300,000s to mid $400,000s with modern open floor plans.
