- 40–50 minute commute (long).
- Premium schools, Hill Country lifestyle.
- Not my recommendation for Randolph unless you really want Boerne.

- Judson ISD — Serves Live Oak, Converse, parts of Selma. Solid district.

Commute Reality Check
I-35 is your friend in the morning rush. Most of these neighborhoods have multiple route options if there's an accident:
- From Universal City: 5–10 min normal, 15 min peak.
- From Cibolo: 15–20 min normal, 25–30 min peak.
- From Schertz: 15–20 min normal, 25 min peak.
- From Converse: 18–22 min normal, 30 min peak.
- From New Braunfels: 30 min normal, 45 min peak.
Buying vs. Renting at Randolph
The northeast corridor is the single best buy-and-hold market in the San Antonio metro for military families. Here's why:
- Steady appreciation — Cibolo and Schertz have averaged 4–6% annual price growth over the past decade.
- Strong rental demand — When you PCS out, the next PCS family will rent your home. I self-manage 16 rentals and the demand here is consistent.
- BAH covers PITI on most homes in your price band — meaning you build equity instead of paying someone else's mortgage.
- New construction with VA loan = no down payment, builder concessions, brand new home, builder warranty.
If you're at Randolph for 24+ months, buying is almost always the right play. I'd rather be honest about that than soft-sell it.
Why New Construction in Cibolo/Schertz/Converse Is the Strongest Play
This is my specialty. Most major SA builders — Lennar, D.R. Horton, KB Home, Pulte, Highland, Perry — have active communities in this corridor right now. Here's what most agents don't tell you:
- Builders pay buyer agent commissions in full — buyer representation costs you nothing.
- Concessions are negotiable, especially on standing inventory. I've gotten 4–6% concessions consistently in 2025–2026.
- Builder incentives change weekly. If you're not actively monitoring them, you'll miss them.
- Some builders are honest. Some aren't. I'll tell you which is which — I'm not bound to any of them.
