Selling a home is always a big deal, but selling before your PCS orders take effect adds a whole new layer of urgency.

As a military family in San Antonio – whether at Fort Sam Houston, Lackland AFB, or Randolph AFB – you’re not just moving; you’re racing the clock.

  • Compressed timeline: Orders typically give about 60–90 days’ notice to move – and it can be shorter [3]. You might be putting a sign in the yard almost as soon as you get the news.
  • Double housing risk: If you don’t sell your San Antonio home before you move, you could end up paying for two homes (your old mortgage plus rent or mortgage at the new place) [4]. That’s a hit to your cash flow most military families want to avoid.
  • Peak moving season: Many PCS orders land in the summer. In San Antonio, summer is a hot real estate season with more buyers out, but also more sellers. The moment those PCS orders hit your hand, the clock starts.

The key to a successful military home selling process in San Antonio is to start planning early and map out a timeline that fits your report date.

I often tell my clients: selling a home during a PCS is a sprint, not a marathon – but a well-prepared sprinter will beat a panicked one every time.

Here’s a PCS home-sale timeline I recommend, based on helping many families near Fort Sam Houston and Lackland AFB:

  • 60–90 Days Out: Prep and Strategy. As soon as you know you’ll need to move, start interviewing real estate agents (ideally a Fort Sam Houston Realtor or military relocation specialist who understands PCS moves).
    I offer a free consultation to military families to craft a strategy right away – this is when we’ll discuss pricing, needed repairs, and timing.
    Begin knocking out pre-listing tasks now: minor repairs, de-cluttering, and gathering any documents you’ll need (like your mortgage info, survey, etc.).
    If you have about three months, fantastic – use that time to get your home in the best shape and have a game plan.
    If you’re shorter on time, don’t panic – just compress these steps. I’ve handled a Lackland AFB home sale with barely 6 weeks’ notice. We simply had to expedite everything – professional cleaners in this week, photos next week, listing right after.
  • 30–60 Days Out: Go Live and Market Aggressively. Aim to have your home on the market about 60 days before your move-out or report date (if you can). This gives you a buffer to find a buyer and close the deal.
    In this stage, timing the listing is critical. List your home on the MLS and make a splash with your marketing. Price it to attract attention (more on pricing in a moment) and be ready to accommodate showings quickly.
    Many military buyers transfer into San Antonio regularly, and some may be hunting for a home near Randolph or Lackland right now. By listing early, you capture those inbound families.
    Randolph AFB PCS tip: I advise clients stationed at Randolph to list at least 60 days before their report date when possible. Homes around Randolph AFB tend to move fast – sometimes within 3 weeks – but you still need that cushion for closing.
  • Last 30 Days: Closing and Transition. With a bit of luck (and a lot of preparation), you’ll land an offer within a few weeks of listing. Well-priced homes in popular military areas can snag offers very quickly – I’ve had listings near JBSA that got full-price offers in the first week on market.
    Once you’re under contract, the closing process typically takes 30–45 days for financing, appraisal, and paperwork. Use this time wisely: arrange your move, start cleaning out the house, and negotiate any repairs the buyer requests.
    Also, plan for flexibility – if your buyer needs a few extra days for their lender or you need to adjust the closing date to match your departure, communicate that through your Realtor. The goal is to close the sale right as you’re ready to leave, so you hand over the keys and hit the road to your new duty station without a loose end.

What if you have very little time? Sometimes orders come last-minute. If you only have a few weeks, your strategy might shift to more urgent tactics – for example, you might consider a well-marketed “coming soon” campaign to build buyer interest quickly, or even explore a cash buyer or investor if a quick sale is paramount.
