If you have orders to Randolph — congratulations. Of all four JBSA installations, Randolph is the easiest to live near. The neighborhoods are family-friendly, the schools are some of the best in Texas, and the commute is short enough that you'll actually be home for dinner.

Why Randolph is the easiest JBSA base to live near
Short commutes. Most of the best neighborhoods are 10-20 minutes from the gate. Compare that to Lackland, where rush-hour 1604 traffic can stretch a 12-mile drive into 45 minutes.
Strong schools. Schertz-Cibolo-Universal City ISD (SCUCISD) consistently ranks in the top 15% of Texas school districts. Judson ISD covers Universal City and parts of Converse. Both are solid choices.
New construction inventory. Cibolo, Schertz, Selma, and Converse have been the busiest new construction zones in the San Antonio metro for the last five years. That means you can buy a brand-new home with VA financing, a builder warranty, and modern energy efficiency — usually with the builder paying most of your closing costs.

The 6 best neighborhoods for Randolph AFB PCS families
1. Cibolo (78108) — My pick for most PCS families
Commute: 15-20 min via FM 78 or FM 1103 | Schools: SCUCISD (top 15% in Texas) | Median home: ~$385K
Newer construction, top-rated schools, strong resale, family-friendly. Most of my new-construction VA buyers land here. Top subdivisions: Buffalo Crossing, The Crossvine, Mesa at Turning Stone, Saddle Creek Ranch, Bentwood Ranch, Falcon Ridge.
I live in Cibolo. I'm on the P&Z Board. I know every builder rep, every lot premium, every drainage easement. If you want me to drive you through the neighborhoods on Day 1, this is the area I'd start.
2. Schertz (78154) — Slightly closer, mature feel
Commute: 10-15 min via FM 78 | Schools: SCUCISD | Median home: ~$345K
More mature neighborhoods, better-established trees, walkable parks. Great for families with older kids who don't want construction noise next door.
3. Universal City (78148) — Walking distance to the gate
Commute: 5-10 min | Schools: Judson ISD | Median home: ~$280K
Lowest price point of the close-in neighborhoods, walkable to base, established. Best for E-5/E-6 first-time buyers. Caveat: Judson ISD is solid but not as highly rated as SCUCISD.
4. Selma (78154) — Quiet, smaller market
Commute: 10-15 min via I-35 | Schools: SCUCISD or Judson ISD | Median home: ~$365K
Quiet, less traffic, small-town feel. Less inventory which means when something pops, you need to move fast.
5. Converse (78109) — Best value play
Commute: 15-20 min via FM 78 | Schools: Judson ISD or NEISD | Median home: ~$295K
Lowest entry price in the Randolph commute zone. Good for E-5/E-6 starting families. Newer construction in Foster Meadows and Thompson Park.
6. Live Oak (78233) — Convenient and established
Commute: 12-18 min | Schools: Judson ISD or NEISD | Median home: ~$305K
Older established neighborhoods, good for families wanting mature trees and more square footage per dollar.
What to avoid near Randolph
I'll be honest because most agents won't:
Skip the floodplain in north Cibolo. A few of the older subdivisions sit in or near the Cibolo Creek floodplain. Insurance is expensive and resale is tougher. I'll show you the FEMA maps before you write an offer.
Watch the MUD/PID districts. Several Cibolo subdivisions are in Municipal Utility Districts (MUDs) or Public Improvement Districts (PIDs) which add $1,500-$3,500/year to your tax bill. Total tax rate runs 2.8-3.3% vs. 2.0-2.2% outside.
Avoid the I-35 corridor noise belt. Homes within 800 feet of I-35 are noticeably louder. Resale takes longer. Always pick a quieter interior street.
Be cautious with new builders entering the market. A couple of regional builders have had quality control issues over the last 18 months. I keep a current list of which builders I trust and which I'd steer my own family away from.

Schools — the honest breakdown
SCUCISD (Schertz-Cibolo-Universal City ISD) — covers most of Cibolo and Schertz. State accountability rating: A. Particularly strong elementary schools. Byron P. Steele II High School consistently ranks in the top 15% of Texas high schools.
Judson ISD — covers Universal City, Live Oak, parts of Converse, and parts of Selma. Mixed rating. Some elementary schools are excellent (Hartman, Coronado Village). Wagner High has improved significantly the last three years.
Northeast ISD (NEISD) — small footprint near Randolph but covers some Converse addresses. Strong overall district.
Don't pick a neighborhood from a Zillow school rating alone. Use TEA's official accountability ratings and visit campuses if you can. I have specific principals and assistant principals I trust at several SCUCISD elementary schools — happy to share notes.
