If you have orders to Lackland — first, welcome to the biggest base in JBSA. About 37,000 active duty, civilian, and contractor personnel call Lackland home. Whether you're hitting Basic Military Training, joining Security Forces, working Cyber, or rotating into one of the schoolhouses, where you live will make or break your PCS.
This page is the straight-talk playbook I'd give my own brother if he was reporting to Lackland. No fluff.
Why Lackland is different from the other JBSA bases
Lackland is on the southwest side of San Antonio. That matters for two reasons:
The 1604 commute is real. Loop 1604 is the lifeline for most of the residential growth around Lackland, and it gets congested at peak hours. A neighborhood that's "12 miles from the gate" can be a 35-minute commute on a bad morning. Where you live matters.
The neighborhoods are split between newer growth (Alamo Ranch, Westover Hills) and established communities (Helotes, Lackland Terrace). The newer side gets you bigger homes for the money but a longer commute. The established side gets you walkable amenities and shorter commutes but tighter inventory.
If Randolph is the "easy" base to live near, Lackland is the "you have to plan it" base. Get it right and your quality of life is excellent. Get it wrong and your commute becomes a part-time job.

The 6 best neighborhoods for Lackland AFB PCS families
1. Alamo Ranch (78253) — Best newer-construction option
Commute: 15-25 min via Loop 1604 (peak can hit 35 min) | Schools: Northside ISD (top 10%) | Median home: ~$385K
Massive new construction zone, top-rated schools, lots of inventory. Best fit for families who want a brand-new VA-financed home with builder warranty. Trade-off: the 1604 commute. Plan to leave the house 35-40 min before muster on bad days.
2. Westover Hills (78251) — Closest growth area
Commute: 10-15 min via Loop 410 | Schools: Northside ISD | Median home: ~$320K
Closer to base than Alamo Ranch, mix of newer and established homes, great hospital district nearby. Solid value play.
3. Helotes (78023) — Best for families wanting more space
Commute: 20-30 min via Bandera Rd or 1604 | Schools: Northside ISD or Medina Valley ISD | Median home: ~$415K
Hill Country feel, larger lots, strong schools, mature trees. Best for O-3+ families or those who don't mind the commute for more land.
4. Lytle (78052) — Lowest price, longer drive
Commute: 20-25 min via I-35 South | Schools: Lytle ISD or Southwest ISD | Median home: ~$265K
Lowest entry price near Lackland. Good for E-5/E-6 first-time buyers or anyone trying to maximize the BAH-vs-mortgage gap.
5. Somerset (78069) — Quiet, value-driven
Commute: 18-25 min via US-90 | Schools: Somerset ISD | Median home: ~$255K
Affordable, quiet, growing. Best for buyers who want acreage potential or maximum BAH-to-mortgage gap.
6. Stone Oak (78258) — Premium option
Commute: 35-50 min — long | Schools: NEISD or NISD | Median home: ~$525K
Best schools in the metro, premium amenities, top resale. Best for O-4+ or dual-military households who can absorb the commute trade for the lifestyle.
What to avoid near Lackland
Skip the airport noise zone. Some neighborhoods south of Loop 410 sit under the Lackland flight pattern. T-6 and T-38 trainers operate frequently. Resale takes longer. Drive the area at 7am and 4pm before you commit.
Watch for older homes near Loop 410 with foundation issues. South-side soil is heavy clay — many 1980s-1990s homes have foundation movement. Always get a structural-focused inspection on anything pre-2005.
Avoid the West Side flood zones. A handful of neighborhoods near Leon Creek have flood insurance requirements. I'll show you the FEMA maps.
Be cautious with new builders that just entered the south side. A few regional builders ramped up here in 2024-2025. Quality has been mixed.
I'll save you from the flight-path noise belt, the foundation-issue zones, and the builders I wouldn't trust.

Westover Hills and Lackland Terrace win on commute. Alamo Ranch wins on schools and inventory but you pay in drive time. Stone Oak only makes sense if your spouse works on the north side or schools are your #1 priority.
Schools — the honest breakdown
Northside ISD (NISD) — covers Alamo Ranch, Westover Hills, parts of Helotes. Top 10% of Texas school districts. Brennan, Stevens, and O'Connor High Schools are all strong.
Medina Valley ISD — covers parts of Helotes, Castroville, LaCoste. Smaller district, growing fast. Good for families wanting smaller class sizes.
Lytle ISD / Southwest ISD / Somerset ISD — value-area districts. Mixed accountability ratings. Good elementary options, varied high school quality. If schools are your top priority, lean Northside.
NEISD (Northeast ISD) — covers Stone Oak. One of the strongest districts in Texas. Reagan, Johnson, and Madison High Schools all rank in the top 5% of the state.
