Hallie's Cove New Homes in Schertz: The Honest Buyer's Guide
I live in Cibolo, about 10 minutes from Hallie's Cove, and I've watched this corner of Schertz fill in. If you're looking at a $640K to $800K Highland home here, here's the honest truth: the price on the sign is a starting point, and who you walk into the model with on day one changes what you can negotiate.
Hallie's Cove at a glance
- Builder: Highland Homes
- Address: 6969 Hallie Hunt, Schertz, TX 78154
- Pricing (Oct 28, 2026): Plans start around $643,990 (plan 213 on Highland's site, Oct 28, 2026). Quick move-ins were listed from about $699K to $809K.
- Example plans: 213 from $643,990 (2,792 sq ft); 218 single-story from $685,990 (2,962 sq ft, 3-car); 223 from $714,990 (3,745 sq ft, 3-car)
- Size range: about 2,792 to 3,928 sq ft
- Schools: Schertz-Cibolo-Universal City ISD (always confirm the exact homesite on the SCUC boundary map)
- Schools (per Highland, Oct 28, 2026): SCUC ISD: Rose Garden Elementary, Barbara C. Jordan Intermediate, Ray D. Corbett Junior High, Samuel Clemens High School
- HOA: listed around $350 a year (third-party listing, so confirm with Highland)
- Base access: Highland markets it as about 5 minutes to JBSA-Randolph
Who Hallie's Cove fits
Quick why: few communities this close to the Randolph gate build at this price point. If you're a senior NCO or officer PCSing to Randolph, or a move-up buyer already in Schertz who wants a 3-car garage and a single-story at 2,900+ sq ft, this is one of the shortest lists you'll make.
Who it might not fit: if you want half an acre or more, look at Schlather Ranch (coming soon in Cibolo) or Garden Ridge instead.
Why bring your own agent? (The builder pays me.)
The sales counselor in the model is good at her job, and her job is to represent Highland. That's not a knock. It's just how it works.
When you bring me in on your first visit:
- Highland pays my fee. It's built into their marketing budget. Your price doesn't go down if you walk in alone.
- You get someone on your side of the table for the contract, upgrades, lot premium and timeline.
- Register me on the first visit. Most builders won't add an agent after you've already toured. Send me a text before you go and I'll register you.
Upgrades and incentives: where the money is
At $650K and up, the incentive is often worth more than a price cut. Here's how I approach it:
- Rate buydown vs price cut. A few points of builder money toward a buydown can lower your payment more than the same dollars off the price. I run both side by side so we're on the same page before you pick.
- Design center before lot premium. Upgrades like flooring, kitchen and extended patios are where builders have margin. Lot premiums are harder to move.
- Quick move-ins carry the most leverage, especially when a home is finished and sitting. Hallie's Cove had 7 QMIs on Oct 28.
- Know the preferred-lender strings. Some incentives require the builder's lender. Get a competing Loan Estimate so you can see if the deal is real.
- Highland's price guarantee. Highland says its contracts don't include price escalation clauses. That's good, but confirm it in your contract.
Military buyers: Randolph and Fort Sam
I served 9 years in the Air Force as an NCO. I've been there with the orders shuffle.
- Your report date drives everything. A build from scratch can take months. A quick move-in usually lines up better with orders.
- VA loans work on new construction here. At this price, ask your lender about VA loan limits and entitlement for loans above the conforming limit.
- Fort Sam commuters: plan on a longer drive down I-35. Test it at rush hour.
- Remote buying: I can walk the model and homesite on video before you take house hunting leave.
My recommendation
Tour one QMI and one to-be-built plan in the same visit, so you can see what the incentive is worth on a finished home vs a new contract. Text me the day you want to go and I'll register you first.
PCSing to Randolph or Fort Sam?
I served 9 years in the Air Force as an NCO and I'm a Military Relocation Professional (MRP), so I plan around your orders, not the builder's calendar.
Start with your report date.
- Under 4 months out: focus on quick move-ins at Hallie's Cove. A ground-up build usually takes longer than your orders allow.
- 4 to 9 months out: a home that's under construction can work. We'll put the completion date and what happens if it slips in writing.
- 9+ months out: a to-be-built home is an option, and you get first pick of lots and plans.
You don't have to be here to buy. I do live video tours of models, quick move-ins and homesites. Most title companies here can do remote or mail-away closings, and some can do remote online notarization. Ask early, because your lender has to allow it.
VA over $600K, the basics. With full entitlement, VA doesn't set a loan limit, so you may be able to buy with no down payment if you qualify. If part of your entitlement is still tied to another home, a down payment may be needed above the county limit. Talk to the lender of your choice early.
