Fort Sam Houston Housing Guide — Built for Medical Military Families
I'm Anthony Sharp. Air Force veteran. Six years as a full-time San Antonio Realtor. I've helped Army medics, BAMC nurses, METC instructors, and dual-military medical families plant flags near Fort Sam every quarter.
Fort Sam Houston is the medical heart of the United States military. It's where every Army, Air Force, Navy, and Marine corpsman, medic, and military medical professional gets trained. About 32,000 personnel — active duty, civilian, and contractor — work here.
If you're PCSing to Fort Sam, this page is the playbook. No fluff.
Why Fort Sam is the easiest base to live near (after Randolph)
Central location. Fort Sam sits in northeast San Antonio. Most of the best PCS neighborhoods are 10-15 minutes away. No 1604 nightmare, no long Hill Country drives.
Medical training cycles drive predictable rotations. METC graduates classes regularly. That means there's a steady, predictable rental and resale market — good for your equity if you sell in 3 years, good for the rental market if you keep your home as an investment when you PCS out.
Lower cost than Randolph or Stone Oak. The neighborhoods around Fort Sam tend to be slightly older and lower-priced than the Cibolo/Schertz growth corridor. That's a value play if you're maximizing your BAH-to-mortgage gap.

What to avoid near Fort Sam
Skip the inner-loop zone south of Walters Gate. Some 1950s-era neighborhoods near the base have aging infrastructure and tougher resale.
Watch foundation issues in 1980s NE San Antonio. Same heavy clay soil. Always get a structural-focused inspection on anything pre-2005.
Avoid the I-35 noise belt. Any home within 800 feet of I-35 is noticeably louder. Pick a quieter interior street.
Watch for FEMA flood zones near Salado Creek. A handful of neighborhoods near the creek have flood insurance requirements. I'll show you the maps.
Gate commute times (peak hours, real numbers)

| Selma | 15-20 min | 12-15 min |

Special considerations for medical military families
METC training cycles: If you're a student going through METC, you may have a 12-18 month assignment. Buying still works for many — the rental market here is steady — but we'll run the buy-vs-rent math carefully.
BAMC shift work: If you or your spouse works rotating shifts at BAMC, prioritize neighborhoods with quick 24/7 grocery and pharmacy access. Universal City and Live Oak win here.
Dual-military medical couples: If both of you are stationed at Fort Sam (common), pick the neighborhood that fits your lifestyle. Cibolo and Schertz often win.
