JBSA is not one simple base. Housing decisions can look different for Randolph AFB, Lackland AFB, Fort Sam Houston, and Camp Bullis. Your search should be base-first, not just “San Antonio homes for sale.”

Step 1: Pick Your Installation

Randolph AFB: Compare shorter commute, newer suburbs, affordability, Cibolo, Schertz, Universal City, and Selma.

Lackland AFB: Decide whether west-side access or a broader San Antonio search fits your family and work needs.

Fort Sam Houston: Compare central access, northeast value, BAMC/medical convenience, Converse, Schertz, and Selma.

Camp Bullis: Be honest about northwest/Hill Country lifestyle versus commute control.

Step 2: Compare The Cities That Actually Fit

Cibolo: Randolph buyers, VA buyers, new construction, suburban feel. Watch taxes, HOA rules, builder terms, and exact commute route.

Schertz: Randolph and some Fort Sam buyers wanting northeast practicality. Watch home age, subdivision location, and total monthly payment.

Universal City: Quick Randolph access. Watch older homes, condition, renovation, and resale tradeoffs.

Converse: Value and newer options with Randolph/Fort Sam access. Commute depends heavily on route and time of day.

Selma: Convenience near I-35 and 1604. Inventory may be tighter.

New Braunfels: Lifestyle and space. Not the shortest JBSA commute, so do not oversell it.

Step 3: Run The BAH Math Before You Fall In Love With A House

BAH is a planning tool, not a blank check. Your actual budget needs to account for taxes, insurance, HOA dues, utilities, maintenance, and your PCS timeline.

Step 4: Build The VA Loan Plan

The VA loan is a powerful tool, but it still needs a strategy. You need the right lender, clean pre-approval, realistic contract terms, appraisal awareness, inspection plan, and a closing timeline that fits your PCS.

If you are buying from out of state, the plan matters even more. Virtual tours, repair negotiations, final walkthroughs, power of attorney, and closing logistics need to be clear before you are under contract.

Step 5: Decide If New Construction Makes Sense

New construction can be a good fit for military buyers near JBSA, especially around Cibolo, Schertz, Converse, and other growth areas. But builder incentives are not all equal. Some help. Some just move the cost around.

A good new-construction plan compares builder lender credits, rate buydowns, taxes, HOA rules, completion timeline, inspection strategy, appraisal risk, and resale competition.
